What we use to deliver Dynamics 365 Business Central
Only what the first phase needs is switched on; more follows in later phases.
Dynamics 365 Business Central in Dubai: what is included
Dynamics 365 Business Central in Dubai for growing companies that have outgrown QuickBooks, Tally or Sage: JAFZA and Dubai South distributors, DMCC traders, Al Quoz contractors and Business Bay service firms.
Re-export stock for JAFZA
JAFZA distributors import, store and re-export across the region. We set up locations and bins, landed cost via item charges, and separate sales flows for re-exports and mainland sales so margins and VAT come out correctly.
USD trading for DMCC firms
DMCC traders buy and sell in USD while reporting in AED. Business Central handles multi-currency documents, realised and unrealised exchange differences and bank accounts in both, with lot tracking where your goods need it.
Projects for Al Quoz contractors
Fit-out and joinery firms use Business Central projects for estimates, budgets, material usage, labour and progress billing, with retention tracked per contract so cash forecasts reflect what clients will actually pay.
Several Dubai entities, one tenant
Mainland, free zone and offshore companies each become a company in Business Central with their own VAT and number series. Intercompany postings and consolidation give owners one group view in AED.
Warehouse scanning
Receiving, put-away, picking and counts can be done on mobile devices in your Dubai warehouse, reducing paper pick lists and stock errors, with bins and zones configured to your physical layout.
Owner dashboards
Role centres and Power BI reports give Dubai owners cash, receivables, stock value and margin by entity each morning, instead of waiting for month-end spreadsheets from the accountant or an outsourced bookkeeper.
Business Bay spare-parts distributor leaving Tally
How Dynamics 365 Business Central in Dubai looks in practice. Illustrative; every project is scoped to the business.

For example, a Business Bay head office runs a spare-parts distribution business with a mainland trading licence and a separate JAFZA company holding re-export stock. Sales staff quote from Excel, stock counts are kept in Tally, and the owner waits until the middle of the following month to see whether each entity made money.
- Set up two companies in one Business Central tenant with shared item and customer masters, intercompany purchase and sales documents, and separate VAT posting groups for each licence.
- Build item tracking by part number and supersession, reorder points per location, and a customer price list structure that matches how the sales team already quotes workshops and fleets.
- Load opening balances and open orders from Tally and Excel, then rehearse a month-end close so the finance team produces both entity results and a combined view before go-live.

Which platform for Dynamics 365 Business Central in Dubai?
An honest comparison. We implement all of these, so the recommendation follows your processes, team and budget.
| Option | Best when | How it fits this need |
|---|---|---|
| Dynamics 365 Business Central | Microsoft 365 shop with several Dubai entities and serious stock | Strong for multi-entity finance, inventory and intercompany in one tenant, with Outlook and Excel built in. Needs a partner UAE localisation and some AL work for Dubai-specific documents. |
| Odoo | You want CRM, website, POS and stock in one system | Odoo covers a broader front-office range out of the box and suits retail-led distributors. Its multi-company accounting is capable but finance teams used to Excel-driven reporting sometimes find Business Central more familiar. |
| Zoho Books + Inventory | Single entity, simple stock, tight budget | Quicker and lighter for a single Dubai company with straightforward stock. It struggles once you need intercompany flows, bin-level warehousing and consolidated reporting across mainland and JAFZA companies. |
| Stay on Tally or QuickBooks | One small entity, few SKUs, owner does the books | Honestly fine while you have one licence and a handful of product lines. The cost of staying rises when a second entity, a free zone warehouse or a bank asking for monthly accounts appears. |
What changes in Dubai
The local rules and realities we design for before go-live. Rules change, so we re-check the current position at scoping.
Designated zone VAT in Jebel Ali
Goods held in a designated zone such as JAFZA can have different VAT treatment from mainland stock. Business Central needs separate tax posting set-ups per entity and location, which we test with your adviser.
Partner UAE localisation
Microsoft ships no official UAE localisation for Business Central, so VAT reporting and Arabic invoice layouts come from partner localisation and configuration. We set these up and test a VAT 201 draft before go-live.
Ready for e-invoicing
Business Central invoices will need to reach the FTA in PINT AE format through an Accredited Service Provider, from 1 January 2027 for AED 50M+ revenue. Check the Ministry of Finance for the latest dates.
Working with businesses in Dubai: we support companies across JAFZA, DMCC, Dubai Silicon Oasis, Dubai Internet City, DIFC, Al Quoz and Dubai South, with remote delivery and on-site workshops where the project needs them.
What drives the cost, and what it connects to
No price list: we quote a fixed price in AED after discovery. These are the factors that move the effort up or down.
Number of Dubai entities
Each extra company adds chart of accounts mapping, VAT set-up, intercompany rules and testing. A mainland plus JAFZA pair is more work than one licence, and a DIFC entity adds its own reporting needs.
Warehouse complexity
Basic locations are quick. Bins, directed put-away, barcode scanning and separate bonded or re-export stock take longer to design, configure and test with the people who actually pick and pack.
AL extensions needed
Standard Business Central covers most finance and stock needs. Custom AL extensions for Dubai trade documents, commission schemes or special pricing add development, testing and upgrade maintenance effort.
Legacy data quality
Clean Tally or QuickBooks data migrates quickly. Duplicate customers, mixed item codes and years of unreconciled balances need cleansing work before loading, and that is often the largest hidden effort.
What it connects to
Statement files flow into Business Central bank reconciliation; payment files for suppliers flow out in the bank's required format.
Outlook add-in shows customer balances and open orders; Excel exports and edits price lists and journals directly against Business Central.
Shipment details and tracking references flow back onto sales orders so customer service can answer delivery questions from one screen.
Entity and group dashboards read ledger and inventory data from Business Central, refreshed on a schedule for owners and managers.
Posted tax invoices flow out to the ASP in PINT AE format; clearance status and references flow back onto the invoice record.

When Dynamics 365 Business Central is the wrong answer
Business Central is not the right answer for every Dubai company. Very large groups with complex supply chains or many countries may need Dynamics 365 Finance and Supply Chain. Small service businesses with no stock often do fine on Zoho Books at a fraction of the cost. We will tell you which applies.
How we handle it: We implement Zoho, Odoo and Dynamics 365 and build AI and custom software, so our written recommendation can point you to a simpler option, or to doing nothing yet.
Checklist and common mistakes
Buyer's checklist
What to ask for before you choose a provider.
- Ask which partner UAE localisation extension they install and who maintains it through Microsoft's twice-yearly release waves.
- Require a written design for how JAFZA re-export stock and mainland sales will post VAT, reviewed by your tax adviser before build.
- Ask to see intercompany transactions working end to end in a sandbox, not only described in a slide.
- Confirm whether the quote covers Tally or QuickBooks data migration, and exactly which history is moved versus archived.
- Check who trains your Business Bay finance team and your warehouse staff separately, and in which language.
- Ask how they will prepare Business Central for UAE e-invoicing through an Accredited Service Provider, and check the Ministry of Finance for the latest dates.
Common mistakes
What we see go wrong in the UAE, and how to avoid it.
- Treating JAFZA like a mainland warehouseDesignated zone movements can have different VAT treatment. Map each flow with your tax adviser first, then build posting groups, rather than fixing wrong VAT 201 figures after go-live.
- Buying Premium licences nobody needsPremium adds manufacturing and service management. Most Dubai distributors run well on Essentials, with Team Members licences for occasional users; confirm the modules you truly use before signing a licence order.
- Migrating every year of historyLoading all historic transactions slows the project and imports old errors. Bring opening balances and open documents, and keep older Tally data archived and searchable for audits.
- Going live at quarter endStarting on the first day of a VAT period keeps returns clean. Going live mid-quarter means two systems feed one VAT 201, which invites mistakes and extra reconciliation.
